Our clients are typically real estate investors, contractors, and rehabbers who are seeking to acquire and renovate residential investment properties in the Kansas City metro area. We will finance the rehab and purchase price up to 70-75% of the “after repair value”.
Typical Terms of the Loan:
- 1 Year Balloon Interest Only 12% Interest
- 1.5-2% origination fee with a minimum of $1,500 fee
- 70-75% Loan To Value or After Repaired Value
- Can finance purchase and rehab money-Typically Two Draws (one after 50% of rehab is complete, other when the house is 100% complete and on the market)
- Only pay interest on the rehab money when using it
- No Prepayment Penalty
- Credit check and/or background check may be utilized on borrower
